Our new Buy To Let Equity Loan from our financial partners at Hanson Wealth Management is designed to help to increase the size of your portfolio or to enhance your surplus yield. With this unique product, you can top up your buy to let borrowing to 85% LTV. This product has NO MONTHLY REPAYMENTS and NO STRESS TEST ON THE RENTAL INCOME. This means you can raise capital on your properties without impacting your cashflow or your primary buy to let mortgage repayments.

Key Details

  • This revolutionary product is an equity loan, secured via a second charge (unless an unencumbered property) that allows you to borrow up to 20% of the property value – up to a maximum total LTV of 85%.
  • Minimum loan per property is £10,000 and maximum loan per property is £400,000.
  • There is no debt service stress test – which makes capital raising much easier.
  •  There are no monthly repayments on the Buy To Let Equity Loan.
  •  The rental income must be sufficient to meet the first charge lender’s rental stress test but there are no stress tests applied to Castle Trust’s own lending.
  • Loan is repaid at redemption, along with a share in any growth in property value over the term of the loan.
  •  Minimum term 1 year; Maximum term 10 years.
  •  Arrangement Fee: 1% of loan amount (£100 payable at same time as valuation).
  •  Valuation Fee: £195 + VAT (up to £2m property, then bespoke amount).
  •  Balance of fees deducted from final advanced amount.
  •  ERC (Year 1 only) = greater of 5% of loan amount or Profit Share.
